Development project on the territory of "Nové Dvory, Prague - 4"

This thesis is focused on the analysis and description of the implementation of the development plan within the defined area of 36 834 m2, which is located directly at the exit of the future station of the Prague metro line В - "Nové Dvory". The thesis evaluates the aspects associated with the best use of the development site (brownfield) within the future plan of the city of Prague associated with the construction of a new metro line D. The thesis contains a description of the development plan within its division into 3 stages with the capacity to create residential, commercial and social , the purpose of which is to create a unified unit of full development for future and current residents of Prague - 4. The work includes a strategy for purchasing land from the Capital City of Prague, the implementation of the development project, financial model, business analysis, sales strategy and risk assessment with the future development intention.Tato diplomová práce je zaměřena na analýzu a popis realizace developerského záměru v rámci vymezeného území o výměře cca 36 834 m2, které se nachází přímo na výstupu z budoucí stanice pražského metra linky D - “Nové Dvory”. Práce vyhodnocuje aspekty spojené s nejlepším využitím rozvojové lokality (brownfield) v rámci budoucího záměru města Prahy spojeného s výstavbou nové linky metra D. Diplomová práce obsahuje popis developerského záměru v rámci jeho rozdělení na 3 etapy s kapacitou pro vytvoření rezidenční, komerční, kancelářské a zdravotnické části, účelem kterých je vytvoření jednotného celku plnohodnotné zástavby pro budoucí i stávající obyvatele městské části Prahy - 4. Práce obsahuje strategii nákupu pozemku od Hl. města Praha, průběh samotné realizace developerského projektu, finanční model, obchodní analýzu projektu, strategie prodeje a vyhodnocení rizik spojených s budoucím developerským záměrem
